@Percy N. appreciate the honest opinion and I agree, and I am used to the grind having several businesses in the past Grocery store, Software company with 20+ employees in a physical location etc., taught me that:-) and I love to have that again only in the real estate Industry.

I am always amused that the sole benchmark of whether a management company is "good" is based upon what percentage of rent that they charge. 

This is a discussion platform so that is what I am using it for.

I tell my clients if we are all pulling from the same pool of tenants, and I am using a filter to make sure I only pull out qualified ones, there is a higher concentration of unqualified tenants left for you.  

I am using this time to gather knowledge, learn, and collect a down payment, and a small war chest.

Would you suggest separate bank accounts, I am not sure we need an LLC with this property at least not at first given that it is an ADU and we do not want to put our personal property into the LLC.As we are interested in getting more into real estate investing in the future i am using this property as a learning experience and a way to get all of our systems up and running.

@mitch hill I can, but it needs their signatures so they are going to know II am using a lawyer and they dont want me to pay for  lawyer because they think it will cut into their profits

I am using an FHA loan, and plan to do this over and over again.
