I decided against charging any late fee in the past.She is back in full time employment along with her adult children who are also on the lease and in full time employment but my contact is mostly restricted to her and she is quite unresponsive to my repeat requests that she pay as per lease.

Having two adults in a bedroom and one infant may be acceptable in a 100 square foot bedroom.

Hi Jim,This might seem harsh but,If the females future bothers you, say a prayer for her and make a donation to your local No-Kill Shelter for Animals--She's an adult and can fend for herself--and you have a business to run.It's best to not get interpersonal with the renters--they ALL have some problem or another--they are Adults and will have to sort them out for themselves. 

Adults have gobs of money from the market and kids have gobs of money from crypto and meme stocks.  

Newly rem-married with 4 adults kids.

They have to take responsibility for their actions, that is part of being an adult.

The mother keeps saying that’s it’s a terrible inconvenience for them to be in a hotel because it’s 4 adults and now a newborn.

If 2 adults are applying (not married), do I run background/credit checks on both adults? 

Some examples include family's with adult children and/or an aging parent that needs to be close to family/care.Lastly, I wouldn't necessarily agree that if something was possible a prior owner would have done it already.
