@Melanie Fairchild Looking for insight on where the college rentals are, where the new school of medicine is going to be, and is there any areas that are just not worth owning in?  

Account Closed   Maria BP is a pro landlord site.. so the ( I paid my rent you lost it ) is not going to get much sympathy with this crowd.... why don't you set up ACH like most tenants do.. why would you pay with a cashiers check ???

I provided a furnished room and amenities geared to that group and advertised on the bulletin board at the University of Washington School of Medicine.

As I just implemented it we can only wait to see how this works, however we did setup the ACH transfer in our system (I just switched from Cozy to Rentec Direct) and have begun the process... so money is coming in as scheduled.I thought about the eviction route as well (they have been with us for 3 years now - relatively quiet and stable), however in thinking through the costs of just the make-ready its not worth the hassle... new carpet, paint... an month of vacancy.

@Anna Lee My contract did not have termination spelled out either, I gave them a 30 day cancellation.Then iInformed the tenant with new bank info for ACH, and we amended the lease which I got from the PM.

Cozy.co also is listing your rentals on multiple sites and will offer background check in addition to automatic ACH for rent payment.
