However it could be worth 170k-180 if everything was fixed and I think I could get it going as a functional rental property for the purchase price plus another 20k and some blood sweat and tears and maybe could get it reappraised in a year and do a heloc, but I could end up being 160k in when you factor in lost rent and is 10-20k inequity worth the gamble

I have helped a few people so far (Uk and Canada), non-citizens and have learned that the issue is not really the TK provider - at least not when it comes to the investment.The issues foreigners are facing are mainly in the area of financing (to take full advantage of the leverage and currently low-interest rates), corporate structure, as well as some TK provider behavior.On the financing and corporate structure, I was able to develop relationships I make available to my mentoring clients so we can overcome these hurdles, even though it takes some time and effort.On the TK behavior, it is harder because we all don't have much influence.

Priced too high, rents are too low and investors do not want to gamble loosing a tenant right away, the leases are wonky or maybe there are bigger issues (Estate, Something wrong with the property etc).

However I don't think this is likely as I'll have neither a credit score or history of income (either in the US or in the UK) and don't have enough cash to purchase somewhere outright and doubt I'd qualify for a regular residential mortgage.
