During Buyer's title search, it was identified that there is no Certificate of Occupancy (CofO) for the home confirming it is a legal 2 family. 

.: but the thing is alot of this title companies arent even offering double closing  So don't wholesale it. 

Just a quick tip -  you can leverage your existing network of title companies, lenders, and other real estate agents to find off market deals.

I think if you really want to gain exposure, start with lending or title work.

In addition if you use a title company or lawyer to handle the closing then they are legally required to report the sale to the IRS etc.

I've been working with job titles like construction project manager, who doesn't know a lot about construction but coordinates architects, engineers, GCs etc, the VP of RE management, who also does not know a lot about construction but oversees site selection, lease negotiations, property management, RE accounting who writes my checks and does annual CAM audits, and other jobs like that.
