There are so many aspects that may never dawn on you until you see it or read about it, so study some of the techniques.  

If you're not already familiar with it, I'd look more into the "house hacking" technique for your area.

Before hearing/researching this angle, I was pretty gung-ho on accomplishing/refining the wholesaling technique in investing before others.If I plan to be trained and sponsored by the Keller Williams firm, should I realistically  give up hopes on developing proficient wholesaling skills?

Or are there alternatives to the "averaging" technique?

have you found any techniques or ways to partner with landlords to help ease their concerns? 

Some different ways that have worked for me are writing tailored letters to property owners who's property fit what I'm looking for (ie pitched roof, mostly brick, etc), sending emails and calling for rent ads on Craigslist and seeing if they are interested in selling.  

It could be certain phrases, techniques or even methods that you have personally used; I am just looked to broaden my knowledge of how to turn nothing into a signed contract.Any other Tips or Tricks are welcomed as well!
