Cash flow numbers may look better on paper out of state, but no equity bump and much harder to realize those cash flow projections unless you hit the lottery with a rock star PM (most are far from it).

My long term goal for real estate is to get into business with the most luxurious real estate such as multi million dollar homes, 5 star hotels, casinos, resorts etc. 

We plan to grow our portfolio and shoot for the stars!

They will be energy star certified,HERS ratings, 2x6 construction.

Alot of the retiring owners don't mind holding private paper...and it pays them more than cash sitting in the bank at less than 1%.There are some bright stars in here and some thugs...don't be discouraged.  

From talking with the friend who recommended her I don't think there will be any issue with income/credit/background check (the fact that she started paying the ex-wife in the above scenario was a gold star in our eyes).  

Seriously though, 5 star post.

However, if the stars align and you luck your way into a great deal then you can do pretty good in our market.Let me know if I can help you with anything or get you the name of my wholesaler.

I am new at real estate investing I will like to know what are the process to make a contract to star a process of buying a house.
