Tenants have to compete with dozens or hundreds of others for incredibly high priced rentals, to the point where cottage industries spring up to help place tenants.While I will never vote for policies that replicate the poor outcomes of other cities in my hometown of Denver, I do, sadly, recognize that just holding onto my properties and watching increasingly restrictive and destructive policies get implemented will lead to long-term appreciation and rent inflation relative to cities with more landlord and developer friendly policies.

That's what I think a fair price is.It does depend on how far it is to the roofing supply store, how far it is for the workers to travel, if there's any rotting wood that needs to be replaced and how busy they are (busier = higher profit).You could buy a couple ladders, a compressor, a 100ft extension cord (14/3), 50 ft of rubber air hose, a roofing nail gun, a caulk tube a couple shingle removers and pick up some day laborers who know how to roof.

The water is always cold, but at least in the summer it is nice outside of the water and the winter air temps are probably higher than the Tahoe winter air temps.

That will kill what is on the surface and having it damp will reduce what gets in the air while you remove the drywall (with proper protection-completely suited up).
