Mind you, there are some states, specifically NY where you could be on the hook for code issues on vacant properties, even if you are just the lender, so best to do your homework on each state. 

Every "problem" is an opportunity, it's just coded, and needs to be deciphered to be seen. 

Check the landlord-tenant code.  

This is in Lexington KY which AI says have grown 5.1% YOY but the latest data I saw for this particular zip code is a year old and says it's the lowest in Lex with a median of $900/m so +5% only gets us to $945.

What I don't like is that they don't make it easy to add any notes or codes for what you were doing and have the add up by category.

If you tell a wholesaler the zip code, the SF, the bed/bath and condition they should have a ballpark in their head instantly.

Many investors are used to investing by zip code, but that won't really work in Detroit.

We would treat this like a code violation for parking on the grass or having trash out front.

Also, the Recent Supreme Court Ruling Striking down the Chevron ruling, takes away a lot of power of unelected officials, most of the IRS papers are not based on actual rules, but interpretations of code.
