In all honesty, I have mostly settled for less if certain criteria are met ... 1) units are under rented due to long term ownership not wanting to stir the pot, and 2) I need flooring and paint to bring it to market rents.

Now there are different people coming and going all the time, nobody says "Hi", loud music late at night, pot smoke smells drifting into our yard, random people sitting in their car in front of our house running their engines for hours while they talk on the phone, permanent dumpster on a residential street etc.

To the extent that your net is a loss on the property because of excessive depreciation, you can only deduct the loss against W2 income if you (or your spouse) are a real estate professional (and file jointly), or if your W2 income is $100K or less.If your spouse is not employed in a W2 job they should generally be able to qualify as a real estate professional if you are self managing an STR but then your spouse actually has to be the person doing the STR work...

SF all in pricing is 60k, Rent will be 1350 (maybe a little more ) so Rent 16ktaxes 2100Ins 1kMisl 1k ( may not use it but I always put in ) Net 12k, so thats 20% Now I get free PM so even if you add the 1200still net of 11k still 18% 10 UNIT, all in about 350k, Rent 90kishNET about 60k, 17% net I can provide dozens and dozens of examples with much higher net caps.
