It currently has tenants, one month to month other on a lease.This is in upstate NY and the city requires a certificate of occupancy (with an inspection from the city before issuing) for rental properties.Once we ask about it under contract, we learn the seller let it lapse a couple months ago.

Request a "TENANT ESTOPPEL CERTIFICATE" and Rent Roll which will fully disclose everything about the tenant and lease.

Graduated rents are more work for you and the tenant will probably still end up leaving.If you ever buy an occupied rental again, you should seriously consider using an estoppel certificate.

So after 2 months I'm back after getting my emt certification, i unfortunately  have not had any credit cards or been added to any but will be turning 18 in 20 days, i have 5000 saved and am going to start looking into a muti-family home in the phoenix-metro area to house hack with maybe some room mates.

I am going to buy a commercial propert with 27 units for rent but in total it has 17 units on certificate of occupancy, what should I do ?

And I have fancy degrees in finance and economics and a real estate investment certificate from Harvard if anyone cares lol.
