I am going to throw in the only female opinion, I work in Ariat Fatbaby most comfortable boot around and the sole is thick enough that I don't put a nail through my foot. 

My duplex was $60ish a month (all females) but got new tenants in August (all males) and it is now over $100 a month.  

The female tenant says she paid it, the previous landlord also says she paid it, and the male tenant admits she paid it (though he claims half of the money was given to her by him, which is not your issue to sort out). 

Since I'm living in the house for a year (as a single female) I'm walking a fine line on what will be a good investment vs. what I will feel comfortable living in alone. 

I am going to BPCON & we have about 40 professional female investors many of us invest out of state.

This morning I had a female contact me about my rental property and wanted to see it asap and asked if I could show it today so I said sure.  

My dream contractor would be a blonde 20 year old female showing up to work in a bikini:)

You approve the male and tell the female she's denied.Even if your screening were based solely on the data, the single mother could claim you discriminated against her because she is black or because she is a single mother, both protected classes.
