We have the opposite problem up north in Cleveland.

Sometimes things just happens and if you can walk away with a little gain but get out of a problem situation you call it a good day!!

Theres certainly no problem with asking for an ID.

I've done plenty of deals without and agent, off market not even on the MLS but I'm one of those wholesalers that did things properly, had qualified buyers before even reaching out to sellers and strictly stuck with assignments.Biggest problem is so many "wholesalers" barely have the understand of a deed or what title insurance is so there's an immense amount of knowledge they need before hand which can just be provided to them by getting a license!

I've never had a problem with a tenant with a credit score above 700. 

If you tell them their credit score is too low (or some other reason) and somehow you obtained information that is inaccurate, then there is the potential to cause a legal problem. 

Outside we had trees taken down that were going to cause major future problems with the roof, gutters and the view.

Tenant occupied properties can be attractive to investors if cash flowing...no one wants to buy someone else's problem.
