I will have to look a little further away, and I am considering the fact a property in Chicago would be a schlepp, whereas an apartment near to where I am in the town would be manageable myself (my wife is also a home maker and so she would prolly try it out before resorting to a PM).I like the math working out where if you have to go to a PM worse-case, the math still endures.  

We had to involve the police (residents tax dollars at work) and then the neighbors had to endure several weeks of rehab work.So, while I agree to an extent that one should be able to use their property to their liking, if the use is creating externalities that create a burden on other residents, including city expenditures/tax burden, then I see this as a problem.

On the other hand, you might find that treating people like human beings will make them stay longer saving turnovers and enduring rent increases.

Rental properties are an endurance run, not a sprint.I would never buy a property based on the results of the 50% rule.

I have every sympathy for those people who are losing their homes because they've lost a job or endured some other awful event.Instead, though, we're talking about people who choose not to pay.
