@Bryan Knight in Southern MS you could simply find an existing park.. they are near impossible to get financing on so they all sell owner contract or cash.. you simply need to find the burnt out landlord syndrome. but be aware in MS this is the low point of rents and with it brings your biggest management challenges. now out here on the west coast and in the right locations these can be money no doubt.. but exiting ones
