It is a function of deal flow, financing to support it and obviously crazy good project management and systems - everybody here has added that, so there is nothing useful I can add.My buddy and I believe that part of the answer lies in whole-tailing, creative financing strategies, and just having a ready stable of qualified local fledging house hackers looking to get started. 

I just finished the Michael Blank course, and I’m no where near an expert or even credible because of it, but I’ve definitely learned that although you don’t need to be a genius to conduct a syndication, you do need to work your tail off and be knowledgeable.

Nothing is set in stone.It appears as if a lot of people don't REALLY know what they're getting into, until towards the tail end of the reno.  

And we seem to be on the tail end of this upward cycle. 

But it took some time to realize that "replacing my income" is like a dog chasing his tail. 

Don’t max your line and still expect to refinance easily at the tail end. 

Let’s kick some tail in 2020!
