We have an 'A' house and a 'B'All 'A' and all 'B' have the same materials, paint scheme etc respectively.The only thing we tweak is usually crown moulding or not and sometimes shades of the flooring and baseboard, dependent if it's a more traditional style home or a mid-century type.We do so many so fast that it just makes things much more seamless.

Gutted the entire house, moved walls, raised living room flooring, rebuilt all 3 bathrooms to increase size, rebuilt the kitchen to increase utility and size, painted the entire property in and out, installed base and crown, landscaped.

Consider buying a large roller - it will make the job go a LOT faster and you'll wonder why you ever messed around with a small roller.A pro painter will use stilts to cut a ceiling/crown trim.

We extensively updated it to make it our own...new cherry kitchen with granite, moldings for window, door, baseboard and crown, paint, flooring, central AC, paver patio, landscaping, PVC fence.We had a tenant (actually 2 different ones) in the upstairs 'apt' the entire time we lived there.

This thread speaks volumes to me...I gave myself the title of RE investor last September, not knowing what I should do next after self crowning myself.I stumbled on the idea and plan of how I would get my WA broker's license and be a rehabber that would sell my own properties, thus keeping all commissions in house.I studied for my license on line and got up to the very last exam before paaing the entire course when I met my now business partner and mentor.I do not look at my attempt at getting my license an ill- fated move at all- it actually "schooled" me in the ins and outs of basic RE knowledge.Overall, I think that reaching out to a mentor will solidify your business foundation-In other words, don't build your house of cards on a crooked table like so many other have.Much success!

Scale of furniture, recessed ceiling cans, crown mold and color choices (including white on window wall to diffuse and taupe on kitchen entry wall to define space) are spot on for high end beach area!
