We have done 2 flips and are on the 3rd, we own two duplexes ( buy and hold ), a lot of land in Cameron park, and have played hard money lender on a few other investors deals.

Cameron,I have looked into traditional financing and will probably use that for a live in one unit triplex on down the line but right now I'm working on some smaller deals mostly SFRs in better to good neighborhoods that are beat up.

Thanks, Cameron, a voice of reason in a sea of confusion.I did meet with an attorney to get a legal opinion and though he too has reservations of how the board went about doing things the Declaration trumps all and gives free reign to do as they please so long as they don't (technically) break the law.
