Section 57 of Bill 1502 was enacted the end of June and requires landlords to include a notice in every residential lease in “not less than 12 point boldface type in uniform font” Disclosing whether or not the dwelling unit they are renting has a working fire sprinkler system. If there is a working fire sprinkler system, the Landlord must disclose the last date of maintenance and inspection.

This applies to all residential leases of any duration where there is a dwelling unit, without exception. It does not apply to commercial leases, or where the lease does not include a dwelling unit.

A “fire sprinkler system” is defined in the statute as “a system of piping and appurtenances designed and installed in accordance with generally accepted standards so that heat from a fire will automatically cause water to be discharged over the fire area to extinguish or prevent its further spread.”
