I'm pondering if there is a way of adding some sort of 'brown M&M' clause hidden in the lease so that we know who actually read the whole lease.

@Darren Browne Did a contractor give you that estimate or do you have experience with renovations, if not I would double that estimate and then do an analysis to see if the numbers makes sense.
