HELOC to finance rental property of flip

I have 58k equity in my primary residence. I'm interested in using this to invest in more real estate. Considering the Jacksonville market, should I use some of the equity to buy an inexpensive property and rent it; or should I flip a property.

Who have you used for lending in North Florida?

@Robert Peeples....great question.  I am asking the same thing myself.  These days I seem to have an equal amount of Questions & Answers.  

To help all those in a similar boat, I am kicking off a virtual (online) meet-up for Jacksonville Real Estate investors starting Jan 14th. It will be every Monday from 12-1pm & its designed to accommodate busy professionals (with day time jobs).

It will be via Webex, so you can join from any online connection or just by audio conference only. Come if you can....but dont sweat it if you are busy that week.
