You run the risk of forcing your self to sell stocks at the wrong time. 

There is one REO agent in particular now that I will actually contact them before showing their properties because the status is always wrong.

The question is,  and correct me if I am wrong Account Closed, How can you best filter the file you've received to get the most bang for your buck.

So many things can and do go wrong and you have to be prepared to deal with it.  

Others pay on the 5th every month, and call to complain about anything they perceive to be wrong about an apartment.If I am doing renewals, are there any laws stopping me pricing rents around the maintenance cost of a tenant?  

All too often something can go wrong along the way and having every detail in writing will help.
