Hello Sean, It can be very difficult to monitor lawn care and snow removal at a duplex when the tenants are responsible for it, typically landlords provide it + water and the rental rate can reflect that.

In addition new landlords should be attending local LTB hearings to get a feel for the system which is very highly pro tenant.

Experienced investors (@Gino Barbaro can pipe in here as he did a no money down deal, I think) rarely come across such gems and even then they've put in the time, effort and money into having a system through which they can take this deal without putting any significant capital down.

I understand the HOA covers the exterior parts of the property but you are responsible for anything inside your unit such as windows, bath n kitchen plumbing issues, furnace, hot water heater, etc.
