The only caveat to allowing a tenant to bring their own is dinging up the walls moving them in and out.

We’ve opened up a wall between the living room and the kitchen, added an unfinished laundry room to the HLA, adjusted the layout to add a hallway and make the third bedroom official, converted the bedroom to a master suite by adding a bath, and did some extensive foundation repair What was the outcome?

Or is it that you really have to come up with a rough estimate, see the property yourself, come up with a new estimate and potentially waste your time doing so, seeing that this property cannot make the numbers work?

@Sid Naik that gazebo would really benefit the tenant but there’s 2 problems: the washer dryer in there or pushed against the weak gazebo walls weakens the wall.

My biggest Value-Add was on the inside, I took down and opened the living space and kitchen, and added a partition wall to create a 4th bedroom and a good sized office.

@Scott Kane If you have a good roof supported by solid posts and an existing slab, wouldn't it just be a matter of framing a side, rear wall and garage door opening?
