I also love ending 3D mail... puts my sales letter in the prospects A pile mail, so it'll get opened.If you do direct mail, be sure to be unique and offer something other agents in your area are not doing.Also, if you're comfortable on the phone, you could all expireds and FSBOs.

@Will Barnard  @Karen Margrave I just sent over the listing of the bid dog I owned and sold for 5 mil in 04.. no pics but it was a cool home it was river frontage on two sides  3 acre vineyard.. 8600 sq ft.. 5 bd 9 bath 6 car garage big boat launch.. and what was unique about it  it was the only property in all of Oregon that has frontage on two navigable rivers. you land a float plane in front ski fish for salmon and steelhead etc etc.

I couldn't agree with @Amit M. more about the variable rate financing aspect, along with the differences in vacancy, especially if you have a single-tenant building, large single space, or unique building.

Def change each time..Either rekeyed  for $7.00, recycled or pick up Kwikset pack...I'm considering smart locks, but finding it difficult to transition....The recycled is definitely the cheapest option, but need organized system.

I also believe they have potential for future growth as they both where once predominantly owner occupied.Its is vital to have a unique property manager to cater for the these lower class investment in order for the numbers to work.Without the right PM it is very difficult to succeed.Thanks and have a great day.
