The GPS handle all the dirty work the hassle of dealing with tenants toilets and termite.It’s a message that will sell.At the same time, continue to make connections in the industry - find some newer operators in markets you like - develop a relationship - if they are trying to expand their business like say Spark is - those operators will be looking to find folks to raise capital for them.Do the resume but understand the resume isn’t the golden goose.

I've never had a tenant that had all of those qualities and when they moved poured concrete in the toilets or let their dog destroy the flooring.

Thanks guys...Colleen, From what it sounds like they remove toilet and vanity/sink and tape/cover the hardware than just spray it.

If you can buy 20 properties in the next ten years and you buy them at a great price (relative to rental income) in a good neighborhood you are probably changing your family tree. 5) Make dang sure you are able to handle the late night toilet issue phone calls or harassing a tenant for rent.

Certain providers will inflate net income projections on a single family property to back out a high CAP rate for it to brag about what a great deal the property is, when in reality they are trying to sell it above sold comparables in the market and it is a complete rip off but since newbies don't know that market and don't know how to properly value SFRs they never see it until years in when the income projections don't pan out and they can't sell it for anywhere near what they bought it for.
