BUT, be sure there aren’t other fees and such tacked on that you don’t expect.

We did tell them that depending on the outcome of the medical board,  which was expected to conclude late November,  that we would try to move out early. 

On any rental property I would expect it to show a positive cash flow  on day one. 

Spell out all the expectations. 

First check your state L/T laws. 

In most cases, on your first fix and flip you should expect to have to bring around 20% as a down payment on the purchase.

So, I'm still expecting a June rent check and my renters normally pay pretty early (28th or 29th of month preceding), but the rent check doesn't show up.
