@Joseph GarnerI know this isn't the sexiest answer, but when I first got started looking for commercial lenders, I basically googled all the credit unions/banks in my state and called each and went down the list until I found one who first would lend on the type of real estate I was buying, second offered competitive terms/rates and finally I had an initial good vibe with for a long term relationship.

Not sure what type of investing you’re into, but Joe Fairless and Theo Hicks’ book Best Ever Apartment Syndication book is obviously geared toward syndications, but I still found tremendous tangible and actionable knowledge in it even though I’m only involved in smaller multi-family properties at the moment.Cheers,Brian

As you noted Bob, there is no matrix that states it but in most states if you are collecting on your behalf you do not need a license (think, I lend someone $100 and call them for it, should you need a license?).
