I don't know that I would be too worried about either, according to a recent survey in BP most smaller investors held property in their own name.

The best part is that it is already zoned and surveyed for more properties.

Survey is also a smart idea.

I'm complementing buying one of the BiggerPockets real estate boot camps but am unsure if its a worthy investment of around 345 dollars (225 course +3 months of pro membership to get discounted course) or spend 515 to get a year of free pro membership included.

@Joseph Matsushima Joseph, I feel this survey wouldn't be complete without a little balance.

However, an architect advised me to get the property surveyed to see if an attached ADU is feasible or if I can push the fence closer to the side walk but it costs $3000.

I believe you need to be a "member" but I cannot recall what the membership requirements were - I remember them being pretty easy to accommodate, though. 

You want to know T12 financials, copy of existing lease, ALTA survey, order Phase I, PCA, title review.
