I’d put out a lower offer first to gauge interest and then work from there before even setting foot in the property.

I just closed on a flip that has an ARV of aproximately $220,000.It has 600 square feet of finished basement with dark wood paneling and a den upstairs with the same paneling.Is it worth it to remove the paneling or just prime and paint it?

I think you're shooting yourself in the foot by being wishy-washy about the rent due date.Rent is due on the 1st.Grace period of five days.Late fee charged on the 6th.You say, "The 6th day is when rent should be paid."

Do you come off as understanding and say this is your one free pass to be late, or put your foot down and slam them with the fee?
