You take a 1920's house to one and say "I want the whole thing redone" and I guarantee you none of them would ever say "20000 sounds about right"  I was a builder for about 5 years precrash and I used to tell people the base model started at about 75 bucks per sf under roof and we go up from there.  

Not familiar with Iron Mountain, but sounds like you've found your niche markets...Outside of financing, what other "ducks in a row" do you commonly see overlooked?

It sounds like there is a lot going on with this. 

Roof and two ACs were 6 yrs old. foundation is sound and it's a brick house in a quiet neighborhood.

I am not qualified to make any type of foundation assessment but from what I’ve researched and seen in other properties, the structure seems pretty sound.

Sounds like it comes from a wily veteran too.

We are just speculating on the upward moving of this market because the house price keeps rising and there are organic factors that support it so in a moment we think negative cash flow can gradually be covered by picked up rising rental rate, but i guess its not financially sound on this deal
