Hardwood is great for rentals because of the durability so I'd sand/re-condition the existing floor (if it's in decent shape).

Take a look through the BP "Files" section for sample deal/wholesaling packets (or search the forums), you'll find a bunch of examples and can get a feel for the types of info most people include.Personally, I want to see as many pictures/video as possible and as much info as I can get about the condition of the property.
