"Skin in the game" will become more important to lenders in uncertain times.

I figured as the borrower you would need to fund it in order to have skin in the game. 

In my experience there are plenty of Investors who have the cash and the motivation to do a deal (and hopefully some experience) who have difficulty finding deals.

What are the difficulties you encountered when starting?

Because these people here, know who is putting in that work, and they know who is investing in themselves, and putting their own skin into the game, as the saying goes.  

On this I think we can both agree: that no one should ever be called a name based on the color of their skin or other characteristic.

You can spin it and get creative with financing but REI requires skin in the game. 

If there is difficulty moving in because of a tenant you won't be violation of your loan covenant.
