For example, let's say that you have a building that qualifies for a Fannie/Freddie except for occupancy.

What would I need to qualify besides a solid deal analyzation?

Don't forget the utilize the 70% percent rule and to subtract your rehab costs to determine your purchase price.Using independent wholesalers may give you the opportunity to find better priced deals, but you'll have to do much more leg work to qualify the leads as these groups will not hold your hand as much as the aforementioned. 

At your current level,  your rental income will not help you qualify for loans. 

You may be able to withstand a loss on 1 or 2 properties, but after you collect several and you're losing several thousand a year on each property, that immediately decreases your overall income making it harder and harder to qualify for a loan.

I'm sure that some will not be able to pay the increased rent or will not qualify to rent under our company's guidelines.

Even after gaining my degree in business I still haven't forgot about my years working in construction and now I want to get back in and start building wealth with real estate by implementing the knowledge that I gained from construction as well as using the business skills that I have acquired from my job.
