You will either get stuck with a horrible tenant, disorganized/incompetent/borderline fraudulent building admin, useless lawyers, or simply laws that either work against you or a system that could care less about you as an investor. 

You'll be surprised how fast you can resolve this by simply initiating the Notice to Quit - and totally refusing to engage her. 

Time and experience has taught me to simply not rent to unrelated individuals.

Just be clear with them about what you're attempting to do and ask them to send their friends to support your zoning application :)

I would simply be putting the money aside to save for the next purchase.

And they must be in place prior to the close of your sale - you cannot simply sell and reinvest.  

@Jennifer Turner Not sure of conventional loans for 5% down or less, but I can confirm that FHA/ FHA 203K loans are not simply for first time home buyers You’re just not allowed to have more than one owner occupant loan at the same time.

I found out the hard way that if you are literally within 100 miles of a property you already own, then FHA will NOT give you a loan.Here's what you can do.Wait until you get to your next duty station and then use the fha loan  orGet a loan through Navy Federal Credit Union (You do not have to be in the Navy, you simply need to be on active duty in any branch of the military or honorably discharged)....yes they will let you go zero down with no PMI and you can use it while you have a VA loan in place.
