No need to bill for such a simple task, in my opinion.

To me it's fairly simple, what are your goals?

I use a simple FSBO contract provided by my Title company.

In simple Okie terms "I don't want to screw this up" since I have very little experience in business management and client acquisition.

This gives you a simple way to see how many months before the refi will pay for itself.Check with a local Mortgage Broker and ask them to send you a Loan Estimate which will include all the fees included in the refi so you can make your calculation as accurate as possible.  

I know there's no simple right or wrong answer here but I'm curious to hear others' perspectives. 

B) no template contract anywhere will achieve everything, so using the free versions from YouTubers or legalzoom or any other website, should still be reviewed by an attorney to make sure you are protected and there is no language that is outdated or not applicable to you.People in general are scared of contracts, so trying to create something that is short and simple, yet protects all parties is the ideal situation.
