Wayne,Thanks for the insight to the other side of the fence, this is why I want to be open and honest with agents that I am a wholesaler, however i have an extensive buyers list of agents who will shop with me and I have every intention to close and fast.

In my tenure (2 years) only one guy left in a body bag, which was a good record for the place.

I quickly found myself in the drivers seat and realized after shopping for 3 months, I was better able to find value in my market than the agent I hired.  

He runs a small shop.  

I'll probably continue to acquire 1-3 a year until the next market crash where I hope to go on a shopping spree.

- Will it hurt me (credit, reputation) to "shop" different banks and lenders?

Seems silly since I could just rent to a bunch of 18 year olds NOT going to school and they would insure me, and that would be a greater risk to them than th mixed bag of students and non students that I have...Hope that helps a little,Kelly

we own a brake and alignment shop.  

Along the line with that niche would be a place to store their tailors they hook up to their cars when shopping at a hardware store or ikea.
