Equitable remedies are the key to my investment strategies - so orders of default on debt are worth their weight in gold.

In addition to the full bath, there's a "kitchen" (sink, stovetop, and fridge; no stove) and washer + dryer hookups. There's also a shed on the property that was converted into a office.

I do pay 8% and I am not necessarily looking for a cheaper option - but someone who can provide a good first hand PM referral will be worth its weight in gold at this point.

Who will be your clients--that is where to start and work backwards from there.Who will pay you money to design for them (because most people will not).Sitting there like a baseball catchers mitt waiting for a client will result in severe quick weight loss (from not eating).Perhaps going to events and mixers with people who can afford and are willing to pay for your services would be a good starting point.I am not talking about going to one or two, I'm talking about going to many over the years.I have seen some very (very) impressive home interior stuff come out of Isreal, so there seems to be a market for that.I have also seen some (grey box) looking buildings (many) that are so bland on the exterior that I would not want to own them.Someone has to design those too.You may have a favorite go-to style, but that may not be popular enough (meaning enough people will pay for it) to be worth championing.Find a demand (preferably long term relationships) and work to fill that demand.Dress like a successful architect.
