Buy and Hold Investment Property - Self Property Managed

Dalton Callahan
Posted

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $270,000
Sale price: $330,000

This investment was a buy and hold strategy over the course of a couple of years. I held the property, did most of the maintenance and property management in house.

What made you interested in investing in this type of deal?

The point of this property was learning from a ground level. I really wanted to get my hands dirty, but not too dirty..

How did you find this deal and how did you negotiate it?

Networking within the area allowed me to find multi-family house hacking as a good strategy

How did you finance this deal?

VA Loan, with very little down on the front end.

How did you add value to the deal?

Over the course of two years I added a shed and cleaned up small repairs around the property.

What was the outcome?

The outcome was definitely a better understanding of multi-family properties and management in general.
