as an investor you see deals with 300K spreads, and its driving me crazy doing flips in my market for 50K -70K (same work same process) its a feeling that reminds me of why I started... in real estate.

In my message before checkin, (after booking)  I would include words to the effect of “stay away from my neighbor on the left, Mary, and adhere to quiet time, in effect do what you’re supposed to do.“ Include a gentle reminder about the existence of exterior cameras, correct car-count, correct number of guests, correct behavior.

Last week I was reminded why I made it standard practice to always get at least 3 bids for major repairs.

before sending out a service tech (I'd remind them that last time there was no trouble found and threaten to charge them if they balk at appropriate trouble shooting).

Also would you let other tenants know there are no dogs residing in the building and remind them dogs aren't allowed.    

A reminder that discrimination will cost you.
