The corporate formalities are good reminder to maintain and I will continue those to make sure each LLC is run as a business. 

Just make sure to remind them that they are ALL on the lease and have to adhere to it regardless of romantic situations.

For anyone just getting started, currently house hacking, or even for seasoned investors, I'm constantly reminded to not discount having sufficient cash reserves. 

All I can say is...no...that's just how it happened.I am reminded of this because sadly, in our small multifamily, a tenant dies of what appears to be a fentanyl OD as we were closing on the place.

I shouldn't have to follow up with you, to remind you of where that referral came from or that you have agreed to take it and pay a fee.

I've been reviewing my notes and one practice I am going to implement is the "I Can't Change It - 5 Min Rule" I just had some bracelets made to help me as a reminder :)

I'll be sure to implement your feedback: you've given me a good starting point for metrics to really look at, and reminded me that, in the long run, house hacks might turn out well, even if I have negative cash flow for a couple years (and living expenses might decrease my first year anyway).

I just reminded them that I had gone through the same thing,  and they had chosen to buy into higher density living in a redeveloping neighborhood.   

Leave your written goals where you can see them everyday to remind you constantly what they are.
