Anyone who suggests the economy is healthy only has to look at the fed funds rate to be proven wrong.

As an investor, you care about CAP rates, LTV, and Cash Flow; the latter of which originate from market rents in your subject property's sub-market in relation to leases currently in place while recognizing sub-market vacancy.

I believe it is also usual for SOME fee to be added to their monthly Rent throughout the option period, also non-refundable.If the area has proven appreciation history, you would ask their purchase price to be higher than current market value.
