Mentor
What is the best way to find a mentor and go and work for him / her to learn more about investing? I live in Houston, TX.

My biggest piece of advice: Reach out to people actually DOING buying/selling/deals. I've gone to my share of meet ups in the beginning, only to find out I was the only one there actually doing deals (this is when I was mostly flipping SFH)
If you're in a position to actually buy (have capital for a down payment, have lending relationships) then someone will help you out. I used to 'mentor' people all the time if they were not tire kickers -- i.e., they not only could buy but would buy. There were many deals that just didn't fit what I was looking for that I could send to guys I was helping. I'd go over the numbers and help them get it under contract and closed.
But I also know people that have contacted me about some of my properties for sale. They passed. And years later they reach out about another property and I find out they've still yet to close on their first deal. Those are the people that I wouldn't want to help because they're perpetual lookers.
