It's been a while since I read some books so I'm going to focus on getting re-educated now. 

It really helps for any newbie in the RE to gain additional perspective with the detail you provided.

(though it will surely change overtime)  Once you have done that, I would suggest that you geek-out on learning your market.Although history shows that RE will appreciate over time, speculating and counting on appreciation can be a dangerous strategy.

I am hoping some others from the area would chime in and discuss a bit on what kind of returns they have been reasonably searching for in SFR holds in the Rio Rancho area.

We like value add in the best submarkets (of the best cities) and believe 8-10% CoC is very achievable w/attractive total returns......after re-positioning (renovations / new property mgt team) are implemented.
