In doing so, I have started forming a Private Lenders list and have started some basic conversations.  

Had to use private money, bought it cash.

Hey everyone at bigger pockets, I just want to tell you guys that it is true that when you have a true deal the money shows up by magic, it's there, but you must truly believe in what you are doing...I started flipping about a year ago, now I'm on flip #6 using a LOC from my home for repairs, but the purchase price for the houses my private investor brings it...it's true, but you must think, dream, and take BIG action.

Consider the situation in which the owner of an investment property leases it to a tenant who decides to throw a big party, during which one of the tenant's guests falls over a balcony (this happened a few years back in Chicago when a deck collapsed).

We should start following the lead of countries like Germany that don't view private property ownership as a RIGHT.

If I am able to get funds for a property from a private investor, but it is short term funds and I need to pay them off in less than a year, what are my options to refinance other than a conventional bank? 

Did you get any Private Money or Any other Funding,like not putting (no money down )?

Or should I find private money?
