I suspect that if this were a thing I’d have heard of it by now.These types of credit lines are common in stock trading accounts for the purpose of buying more stock, because there are mechanisms to immediately liquidate the underlying securities if they decline in value.

I use the rental real estate calculator from financialmentor.com and the one BP has is great too but your limited on the amount of times you can use it if you dont have a pro accnt.When you put all of these numbers into the cauldren, you can then calculate a yearly cash flow amount and cash on cash return.I like most of my Cash on Cash return investments to be more than 12%. 7% is the historic stock market ROI.

If you’re looking to place money passively into a real estate deal, it’s important to know how much you need to have budgeted for different strategies, so lets start off with the smallest buy in to the largest.1- Real Estate Investment Trusts (REITs)At the smallest investment level you’ll have a real estate investment trust, or a REIT.REITs are essentially huge portfolios of properties that you can invest in even through apps nowadays that help you get started for as little as a few hundred bucks for a private REIT.Private REITs are actual private real estate holdings as opposed to a public REIT which is traded on the stock market.Public REITs are not actual investment in real estate, they’re investments in stocks, so really there isn’t a pricing barrier here just like you can invest almost any amount in another stock, you can do the same here.

Last but not least, I also dabble with the stock market, I'm by no means saying that I'm an expert, or that I have a great portfolio to show, but I have read a lot of investment books, and have some basic experience with it, and I believe that it will help me in my journey in REI.I'm willing to help in any way, as long as its a fair trade.
