It seems that Jeremiah Is likely referring to a LAND CONTRACT/INSTALLMENT AGREEMENT/CONTRACT FOR DEED deal where seller is  holding some "mortgage" Jeremiahs males principal & interest payments on after SELLER  receives some very minimal down payment like $1000.

I also understand that you can just skip the HELOC altogether and simply pay extra mortgage principal or you could also get a HELOC as a backup and then pay extra principal out of your normal checking.
