What is the best cash out refi loan for BRRRR rental?

I'm currently in the process of finding a tenant for my latest BRRRR rehab. So, I'm looking at doing a cash-out refi again.

The last couple loans I have gotten have been commercial mortgages from a local community bank. They were 15 year adjustable rate mortgages with a 3 year lock at prime+1% with a 75% LTV. I think these are pretty common terms for this type of loan.

I'd like to start putting a greater focus on cash-flow while fully leveraging them as well. Those loans are ok and my properties cash-flow, but are there better options available for loans in my LLC's name? Perhaps something with a longer amortization or a fixed rate.

The loans I'm looking for are smaller. My current BRRRR will probably appraise for ~$65k. Its a 2 bedroom single family home that I intend to rent for $850. If I need to have higher loan amounts, I could consider portfolio loans and incorporate my next BRRRR house as well.

@Kevin Sobilo...I was going to recommend start with local credit unions who should be able to give you longer amortizations, help your cash flow.  With those type of value though, it's going to be tough because of the small loan amounts.
