The comps are out there to support coming close to the ARV that you are advertising if you look at just the lot size and square foot of the home, but all of those homes are superior in that they're newer construction with end-buyer-desired floor plans, have barns or extra garages, and some are even water front.

But I've seen some roaches it takes a hammer to kill them, the right size in the right situation, there shouldn't be much collateral damage.....but we only get to use one size hammer, a sledge,  that's a problem. :)

I cannot tell what size buildings you are evaluating ... there are references to existing duplexes, but nothing else.Secondly CAP is one of the simplest, yet most misused ratios in real estate {I won't get on my soap box this time}.

first - I would love to ask if there is something of a bubble in Krgz RE - and if it is sustainable as it clearly was in Moscow. if like in Moscow - there are no class A properties you may get OPMs (corp) to completely fund construction using their lease deposit and then have them pay the rental for the lease term to be your profit. just to make it easy - our prices, sizes etc are given per square foot, not m2 so you may divide 1 m2 by 10.89 to get the psf amount. then you may have to divide by the exchange rate of the EURUSD to get an exact comparison in costs.

No taxes in Alaska.3000 - 1146 - 100/mo for insurance (just a guess) = 1754.Split that in half for 50% rule, in regards to capital expenditures: 1754 / 2 = 8776000 / 877 = 6.7 = 7 UnitsSo you will need 7 homes of about that size (doable, but takes time).

Hello, add a Access control lock on the door, never will you have buy expensive locks or hire a lock smith, all you have to is issue a new key Fob, if your tenant looses or move, you just disable the key FOB assigned to that tenant,. and depending on unit size, and system that you install you can monitor entry and exit, of anyone with access.

Given the current costs, we would never buy one for a rental; I inherited one with one rental I manage.The EPA mandated changes April of this year which increased the size of all tank type water heaters.
