I’m a masonry contractor and specialize in brick and foundation repairs so the repairs aren’t an issue at all it’s just that no bank wants to finance a home needing those kind of repairs.

I give specific paint color codes or paint names to my contractors and PM.

Without getting proper permits for plumbing, electrical, and weakening the loading structure you can get home redtagged resulting in buyer have to deal with the violation and have to pay cash for it.

And managing employees/maintenance/contractors.
